Most people planning a big trip near Zion start by looking for one house, give up somewhere around the fourth listing that says “sleeps 16,” and end up booking three condos in different neighborhoods with a group text nobody can follow.
We know this because our guests tell us. They arrive having already tried the other way.
Color House sleeps 35 in one building, five minutes from Sand Hollow State Park and 30–45 minutes from the Zion entrance. This is the practical version: what matters when the group is that big, what usually goes wrong, and the questions worth asking any large-group rental before you put money down.
The numbers that actually decide it
When you’re booking for thirty people, three numbers matter more than the photos.
Bathrooms, not bedrooms. Everybody counts bedrooms. Bathrooms are what break a trip. Color House has seven full bathrooms plus a half bath, and all seven bedroom suites have their own. Patricia, who came with a reunion group, said it plainly: “Every bedroom had a full bath making getting everyone out the door on time a breeze.”
Whether you can all eat at once. A house can sleep thirty and still only seat twelve. That’s the difference between a group vacation and a series of shifts. Four dining tables here seat the whole group together. Annette brought her four children, their spouses and 17 grandchildren and told us it was “the first place we’ve stayed at where there was enough seating for all of us at our meals.”
Whether the kitchen can produce for that many. Two full-size refrigerators, two gas ranges, double ovens, two dishwashers, and a drawer for everything. Tricia’s line was our favorite: “Kitchen was the best stocked VRBO that we have ever stayed at.” Groups who plan to eat out every night usually don’t.
Space to gather and space to disappear
The thing large groups underestimate is that thirty people need somewhere to not be together.
You need a room where the grandparents can close a door at 8:30. You need somewhere for the teenagers that isn’t the same room as the toddlers. Color House gathers downstairs and retreats upstairs, and it’s the most repeated theme in our reviews after the pool: “a lot of space, no one was on top of each other.”
The Bunk Room holds ten. Lisette described the appeal better than our own copy does: the cousins get a sleepover, and they’re “still just down the hall from mom & dad.”
What everyone actually does all day
The pool. A waterslide, a waterfall, a basketball hoop and a shallow shelf for the little ones. It’s the most-mentioned feature across 95 reviews, by a wide margin. The hot tub runs year-round at 103°F. The slide and waterfall are winterized mid-November through February, and the pool can be heated from October through March for $125 a day with 24 hours’ notice.
The game garage and family room. Skee-ball, foosball, pop-a-shot and two arcade cabinets in the air-conditioned garage; ping pong, shuffleboard, a big-screen TV with a PS5 and an Xbox in the family room.
Sand Hollow State Park, five minutes away. Boating, paddleboarding, cliff jumping, UTV trails and the dunes. There are two paddleboards at the house, with life vests, that you’re welcome to take.
Zion, 30–45 minutes. Twenty-nine miles to the entrance, depending on traffic. Close enough for a full day in the park and back for dinner. Far enough that you’re not paying Springdale prices or fighting for parking at your own front door.
Golf. Sand Hollow Golf Resort is seven minutes away, and there are ten courses within 30 minutes. There’s a putting green out back for settling bets.
Who this house is for
Family reunions. Our biggest group. Sizes that have worked well here: 16, 18, 21, 22, 28, 33.
Multigenerational trips. We’ve hosted ages 1 to 82. The Yellow Room is on the main floor with a step-free shower and grab bars. There are step stools, two pack ‘n plays and kid dishes.
Golf groups. Six king suites, each with its own bathroom, so nobody waits for a shower before a 7:10 tee time.
Cycling and active camps. Rebecca brought 35 women for a cycling camp. Her review: “it was perfect.”
Questions worth asking any large-group rental
Ask these of us, or of anyone else you’re considering. The answers tell you a lot.
- How many people can sit down to one meal together, not how many it sleeps?
- How many bathrooms, and how many bedrooms have their own?
- Does the headline sleeping number include air mattresses and couches?
- Is there more than one refrigerator and dishwasher?
- Where will everyone’s cars park?
- Is there a quiet room where someone can go be alone?
- What’s the actual total after cleaning, taxes and fees?
