Booking and payment

• Bookings made on this site are confirmed instantly through our booking system (Hospitable). Your confirmation email arrives right after checkout.
• Rates are per night for the whole house. Cleaning ($650) and Utah lodging tax (13.65%) are added at checkout.

Cancellation (direct bookings)

• Cancel 70 or more days before check-in: full refund.
• Cancel 30 or more days before check-in: 50% refund.
• Inside 30 days: non-refundable.
• Bookings made on Airbnb or Vrbo follow that platform’s cancellation policy.

Check-in and check-out

• Check-in 4:00 PM. Check-out 11:00 AM.
• The address and door code are sent 3 days before arrival.

House rules

• Maximum occupancy: 35 guests.
• No pets, including emotional-support animals.
• No large events or parties. Family gatherings, reunions and retreats within the guest count are welcome.
• Parking: 4 cars in the garage and driveway, plus ample street parking and an overflow lot at the edge of the complex for large vehicles and trailers.

Pool and hot tub

• Pool heating is optional, $125 per day, with 24 hours’ notice. The hot tub is always on (about 103°F).
• The slide and waterfall are winterized mid-November through February.
• Children must be supervised around the pool at all times.
